About
The person who reads your deal.
Escave Property Deals Ltd is run by me, Adrian Matousu. I write and sign every report myself.

In my words
[ADRIAN: REWRITE] I have been involved in residential property for [X] years. [A specific moment or deal that shaped how you look at property.]
I built Escave because I kept seeing investors commit to deals they had not properly analysed. The numbers on a listing rarely match the numbers after costs, voids and finance. The service I offer is the analysis I would do myself before buying.
I work with buy to let, HMO and refurbishment investors who want an independent view before exchange. I do not sell property and I do not take a fee from the vendor, so the verdict has no reason to lean either way.
I work directly and in writing. I take on deals where I can add real value and I will tell you early if I cannot.

Method
A structured process, the same on every deal.
The method borrows from professional surveying practice: written instructions at the start, written limitations at the end, and evidence for every figure in between.
- 01
Statement of Instructions
Before anything is analysed, the scope is written down: the property, your strategy, the questions to answer and the deadline.
- 02
Evidence gathering
Public records, title and planning information, comparable rents and sales, and area data. Every source is recorded.
- 03
Analysis and stress testing
Costs, returns and cashflow under realistic and adverse assumptions, plus a structured red flag review.
- 04
Three layer report
An Executive Verdict for the decision, a Technical Report for the detail and an Evidence File for checking.
- 05
Statement of Limitations
A plain list of what was not checked and which professional you need for it. No report claims more than it delivers.
